Everything you need to know about live mortgage pricing. No phone call required.
Homebuyer Intelligence is a live mortgage pricing tool that shows real rates, payments, and loan options for a specific property, without requiring any personal information, account creation, or credit check.
Rates are provided by the loan officer and lender whose name and contact information appear on the page. Pricing is powered by live lender data updated throughout the day through the Uplist platform.
No. Viewing rates and payments does not start a mortgage application and creates no obligation of any kind.
It works for any property that has been set up with a Homebuyer Intelligence page by a participating lender.
No account is required. You can see live rates and payment estimates without signing up or logging in.
No SSN required · No credit impact · No contact information ever required
No. Homebuyer Intelligence does not perform a credit inquiry of any kind. Your credit score is not accessed and will not be affected.
No SSN is ever required to use this tool.
Not unless you choose to reach out directly. Simply viewing rates and payment options does not share your name, phone, email, or any personal information with the lender.
Rates are updated throughout the day using live lender pricing. When you run a custom scenario, pricing is pulled in real time until the market closes.
Conventional and FHA loans are always shown when available. VA loans appear if you indicate military or veteran status. USDA is shown when a home is in a USDA-eligible area. Jumbo loans appear if your scenario supports a jumbo product. Up to four loan types are displayed side by side.
The total monthly payment shown includes principal and interest, estimated property taxes, and estimated homeowners insurance. Mortgage insurance (MI) is added when applicable. HOA dues are noted separately and not included in the total.
The payment is based on the purchase price, down payment, credit score range, and loan type you enter. Adjusting any of these inputs will update your results. Taxes and insurance are estimates based on available property data and may differ from actual amounts.
Yes. You can adjust your down payment, credit score, loan type, occupancy, seller credit, and buydown options to see how each change affects your payment.
Smart Move is an intelligent feature that automatically detects opportunities to reduce your costs based on your specific scenario. It identifies things like mortgage insurance elimination thresholds, loan-to-value savings tiers, and credit score improvement opportunities that could lower your payment or closing costs.
Smart Move only appears when it finds a real savings opportunity worth at least 0.25% in fees or meaningful monthly savings. It will not surface a tip just to show something.
The savings opportunities Smart Move detects, including MI elimination thresholds and LLPA pricing tiers, are specific to Fannie Mae conventional loan guidelines. FHA and VA loans have different pricing structures that don't follow the same breakpoints.
If your loan-to-value ratio is within proximity of the 80% threshold, Smart Move will show the exact dollar amount you could add to your down payment to reach 20% down and eliminate private mortgage insurance entirely, along with the exact monthly savings.
Smart Move shows you how many credit score points you would need to reach the next pricing tier and the dollar amount you would save. Improving your score is something you would work on before applying. Smart Move gives you the roadmap so you know if it is worth pursuing.
It is a tool that lets you enter the monthly payment you are comfortable with and then shows you the best strategies to get there, whether that is adjusting your down payment, choosing a different loan type, or using seller credits.
Yes. The target payment you enter is compared against the full payment including principal, interest, estimated taxes, and insurance.
Yes. Use the Share button to generate a link that saves your exact scenario, including purchase price, down payment, credit score, loan type, and all other inputs. Anyone you share it with will see the same scenario you built.
Yes. The Share option includes a "Share via email" option that can send your scenario directly to your agent's email.
The scenario parameters are saved, but rates are live. When someone opens a shared link, they will see a note indicating when the scenario was saved and will have the option to refresh with current pricing.
No. Phone numbers entered to share a scenario via text are used only for that one-time send and are not stored or shared with the loan officer or any third party.
No. The tool is provided as a service by that loan officer, but using it creates no obligation to work with any lender.
The contact card at the bottom of the page includes options to call, text, or email the loan officer directly. There is also an Apply Now link if you are ready to start an application.
